Art deco has given way to West Coast modern for a condo development next to the Langley City fire hall.
The art-deco-inspired Charleston 15-storey condo development never got off the ground because of the ground.
The terrain could not accommodate the 15-storey project that a Calgary developer had planned on the site of the now torn-down China Beach night club, on the corner of Industrial Avenue and 203rd Street.
The new project was approved by City council Oct. 20.
The B.C. Building Code was changed to allow five- and six-storey wood-frame buildings.
This five-storey condo will have 78 units ranging in size from 600 square foot to more than 1,600.
Architect Christopher Boyzuk explained that it will have extra amenities not found in building with fewer storeys. The building code requires five- and six-storey buildings to have extra fire equipment, including sprinklers in the attic and on the balconies of the units.
â€œThe Surrey fire chief tells us thereâ€™s no issue with the higher buildings when theyâ€™re sprinklered,â€ Boyzuk said.
The extra fire measures were welcomed by the City, which has older condos and apartments without fire sprinklers.
â€œWe have too many buildings in the City that lack that sprinkling at roof level,â€ said Coun. Dave Hall.
The project would mean $744,822 in development cost charges (DCCs) for the City and another $78,000 into the Community Amenity Account.
Coun. Gayle Martin said she hoped it would spur further downtown development and redevelopment.
City council candidate Sharon Newbery operates a business nearby and said the condos will make a wonderful addition to the community.
No other adjacent property owners or members of the community submitted comment on the project.
â€œI commend you for picking up the ball and running with it,â€ said Acting Mayor Ted Schaffer.
In April 2012, Calgary-based developer, P2000 Developments announced the art deco inspired concrete building with prices expected to start around $380,000 for luxury condos ranging from 800 to 2,000 square feet. The plan was for between 46 and 52 units with commercial/retail space on the ground floor.
